Pre-purchase resale home
Having your home inspected before purchasing is highly recommended. All PIN standard inspections include a 2 to 3 hour on site visual examination of the home and our exclusive 110 page report. We highly recommend that you accompany the inspector for the full inspection to listen, discuss and ask questions. At the end of the session your inspector shall present the findings and prepare a Summary Chart. The final report will include findings, summary, maintenance and replacement cost guide and records section.

 


Pre-listing resale home
Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. All PIN standard inspections include a 2 to 3 hour on site visual examination of the home and our exclusive 110 page report. We highly recommend that you accompany the inspector for the full inspection to listen, discuss and ask questions. Having an inspection performed ahead of time helps in many other ways:

  • It allows you to see your home through the eyes of a critical third party.
  • It permits you to make repairs ahead of time so that…
    • Defects don’t become negotiating stumbling blocks later.
    • You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.

A copy of the inspection report along with receipts for any repairs should be made available to potential buyers.

 


New construction – 5 stages
Our Engineers and engineering technologist can inspect your new home construction during the 5 most critical stages.

Stage 1 – Footing Inspection

  • Hole excavated
  • Form work installed

Stage 2 – Foundation Inspection

  • Walls poured concrete
  • Form works removed
  • Foundation protected with damp proofing
  • Not back filled

Stage 3 – Framing Inspection

  • House frame built
  • Roof structure on
  • Windows in
  • Stairs in
  • Some mechanical systems started

Stage 4 – Prior to Drywall

  • Mechanical systems finished and vapour barrier installed
  • Insulation – walls and attic
  • No drywall

Stage 5 – Final

  • House is complete
  • Walk through with builder

 


New home pre-delivery (PDI)
Before you take ownership of your newly constructed home you will walk through the home with your builder. You should also have your home inspected by a qualified home inspector. All PIN standard inspections include a 2 to 3 hour on site visual examination of the home and our exclusive 110-page report. We highly recommend that you accompany the inspector for the full inspection to listen, discuss and ask questions. Ontario New Home Warranty Program refers to Builder Bulletin 42 effective for homes with a date of possession on or after October 1, 2003. A mandatory home inspection that builders are required to conduct with purchasers on or before the date of possession. The builder shall conduct a Pre-Delivery Inspection (PDI) of the home with either or both of the purchaser and the puchaser's designate on or before the date of possession without charging a fee.

New home – one year warranty
Now that you have lived in your newly constructed home for one year you should have your home inspected by a qualified home inspector in order to submit any defects or deficiencies to New Home Warranty Program. Testing & Trouble Shooting
We can provide several testing services

Radon Gas

  • Radon gas is a heavy, naturally occurring gas that happens when rock/soil decomposes.
  • Our testing consists of two (2) radon canisters being placed in the home for four (4) days. The canisters are placed - one (1) on the main level and one (1) in the basement. We will take a reading before and after placement in the home.

Urea Formaldehyde Gas (UFFI)

  • There are two methods to test for UFFI, first we can drill holes in the wall and look for material. This test is done on site and the findings are immediate. Once it has been determined there is UFFI on site we can further test with a gas dosimeter which takes approx. 4 weeks. The dosimeter will be in the home for one week and then the results will come from a lab in approximately 3 weeks.

 


Environmental Testing
Environmental inspections will consist of a visual inspection to note any general signs of possible environmental hazards. We would be assessing the following hazards on the property; underground storage tanks; stained soil; vegetation damage; oily sheens on water; discarded batteries; oil/gas drums; above ground tanks; lead paint; asbestos.
