What Is a Home Inspection?

A home inspection is a visual examination of the main components of a home’s major systems. Our team has conducted more than 60,000 inspections, meaning we have the experience and perspective to give you real insight into the condition of these systems and identify any major deficiencies that need to be addressed.

Whether you are buying or selling, our home inspections include a two- to three-hour onsite examination of the seven major components of your home:

At the end of the session your home inspector will prepare a summary chart that outlines the overall findings from the inspection. In-depth findings will then be provided in our comprehensive 110-page report, which includes all of the inspector’s findings as well as a systems checklist, maintenance and replacement cost guides and a records section to track annual utility and maintenance costs.

Why Do I Need a Home Inspection?

Even small improvements can greatly impact the condition of your home and its sale price. For sellers, having an inspection done before you list allows you to make repairs ahead of time so that any defects don’t become negotiating stumbling blocks. An inspection can also encourage buyers to waive their inspections contingency and reduces your liability by adding professional supporting documentation to your disclosure statement.

For buyers, a pre-listing home inspection can help you assess the condition of the home – and knowing this information ahead of time can be a significant bargaining chip when making offers.

New Home Construction Inspections

Our engineers and technologists can inspect your new home during its most critical stages of construction:

New Home Pre-Delivery Inspections

Before you take ownership of your newly constructed home, the Ontario New Home Warranty Program requires all homebuilders to conduct a mandatory home inspection with you (or your designate) on or before the date of possession. Our certified inspectors can prepare a thorough and detailed pre-delivery inspection report that satisfies all of the requirements of the Ontario New Home Warranty Program.

New Home One-Year Warranty Inspections

After you have lived in a newly constructed home for one year, you should have it inspected by a qualified home inspector to submit any defects or deficiencies to the Ontario New Home Warranty Program.

Radon Inspections

Radon gas is a naturally occurring radioactive gas formed when rock and soil decompose. Long-term exposure to high levels of radon – which is invisible and has no distinct smell or taste – can be harmful. We test the levels of radon in your home, isolate main exposure areas and provide you with the information you need to make sure you and your family are safe.

Urea-Formaldehyde Foam Insulation Inspections

Many older homes used urea-formaldehyde foam insulation (UFFI) – a substance that was banned in Canada in 1980. When testing for UFFI, we first drill holes in the wall and look for the material. If there is UFFI on site, we conduct further tests with a gas dosimeter to determine the levels of its presence in your indoor atmosphere.

Infrared Thermography

Infrared thermography uses a thermal infrared camera to measure surface temperature and can identify abnormalities within building materials without using invasive testing. It can detect heat loss, moisture damage, air leakage and inconsistencies in insulation coverage.

Indoor Air Quality Monitoring Services

As Canadians spend an average of 90 percent of their time indoors, the quality of your home’s air can have a profound effect on your family’s health. Using a portable air monitor placed in three different areas of your home over a 72-hour period, out licensed indoor air quality professionals will monitor, assess, identify and evaluate your home’s indoor air content.

The Canary Indoor Air Quality Assurance Test analyzes six key air quality factors: temperature, humidity, carbon dioxide, carbon monoxide, particulates and volatile organic compounds. At the end of the session, we will provide you with a detailed report that also includes recommendations on how to improve the air quality in your home.

WETT (Wood Energy Transfer Technology) Inspections

If you own a wood-burning stove or other wood-burning appliance, we recommend having a qualified home inspector perform a Wood Energy Transfer Technology (WETT) inspection to examine the condition and functionality of its various elements. A WETT-certified inspection can eliminate unwanted surprises and keep your home and family safe.
