Barrhaven grew from a small suburban community into one of Ottawa's largest residential districts in about three decades, and the pace of that construction is visible in the defects we find.

New construction deficiencies are a builder problem, not an age problem. In a house that's eighteen months old, nothing has worn out. What we find instead are things that were installed incorrectly, finished carelessly, or never completed: missing attic insulation over the garage ceiling, bath fans venting into the attic instead of through the roof, unsealed penetrations at the top plate, incomplete fire separation between the garage and living space, and HVAC systems that were never properly balanced or commissioned.

Lot grading is Barrhaven's most consistent issue. Newer subdivisions are graded to a plan at the time of construction, then settle. Backfill around a fresh foundation compacts over the first several years, and grading that met spec on paper starts directing water toward the foundation instead of away from it. We check the grade at every elevation, along with downspout discharge, window well drainage and the swales between properties.

My house is three years old. Is an inspection worth it?

Yes — arguably more than for an older home, because defects are still potentially recoverable. Three years is roughly when original lot grading has settled, when the first roof and flashing problems appear, and when incomplete builder work behind finished surfaces starts producing symptoms.

Is a pre-delivery inspection worth paying for when the builder does a walkthrough?

The builder's walkthrough is conducted by someone the builder employs. We don't work for the builder, we inspect systems that a walkthrough doesn't examine, and we document findings in a form you can submit. Those are different exercises.
