Buying a Home That Was Rebuilt After the 2018 Tornado

On September 21, 2018, a tornado tracked through Dunrobin causing severe damage — homes destroyed outright, others left with significant structural and envelope damage, and a wide area affected to varying degrees.

Nearly a decade on, those properties are changing hands. Many have been fully and properly rebuilt. Some were repaired quickly, under insurance timelines and contractor shortages, in ways that warrant closer examination. If you are buying in Dunrobin or the surrounding area, the repair and rebuild history of the property is a legitimate line of inquiry — and one most buyers don't know to raise.

Whether the work was permitted

Repairs and rebuilds require building permits, and permitted work was inspected by the municipality. Unpermitted work was not. City of Ottawa permit records are a matter of public inquiry and worth pulling before you remove conditions.

Structural repair quality

Where framing, roof structure or connections were repaired rather than replaced, the quality of that work matters. We look at framing connections, evidence of sistered or spliced members, roof structure and bracing, and whether repairs are consistent with the loads they carry.

Envelope continuity at repair boundaries

The junction between original construction and repair work is where air barrier, vapour control and insulation continuity most often break down. These failures don't announce themselves visually — they show up as thermal anomalies and moisture. Thermal imaging on accessible surfaces is how we find them.

Water entry during and after the event

Buildings that were opened to weather and then closed up may have had moisture trapped in assemblies. Where finishes went back before drying was complete, mold growth develops quietly behind them.

Wells

Drilled wells into fractured bedrock can produce highly variable yields — a well that serves one property well may sit beside one that struggles. Water quality also varies, with mineral content and, in some areas of Eastern Ontario, naturally occurring contaminants worth testing for. Both quantity and potability warrant confirmation.

Foundations and drainage

Shallow bedrock limits excavation depth and affects how water moves across and under a site. Where bedrock sits close to the surface, water travels along it rather than percolating down, which can direct flow toward a foundation in ways that aren't obvious from looking at the grade.

Septic systems

Shallow soil over bedrock constrains septic bed design and, critically, constrains replacement options. A failed bed on a bedrock-constrained lot can be substantially more expensive to replace than on a deep-soil site — and in some cases requires an engineered system. This is worth understanding before closing rather than after.
